- Description
- The General Services Administration seeks to lease office and related support space consisting of approximately 37,129 rentable square feet in the Dallas, TX and the surrounding municipalities. The space should yield a minimum of 32,286 ANSI /BOMA usable square feet. Space will house the Department of Homeland Security, Citizenship Immigration Services. This office is an administrative activity and does not routinely receive public visitors. The proposed lease is for Fifteen (15) years, ten (10) firm, and must be fully serviced. A minimum of eight (8) assigned parking spaces should be available on-site for government vehicles. In addition, a minimum of one-hundred-twenty-two (122) publically available parking spaces must be available within 1500 walkable feet. Offered space shall be on no more than two contiguous floors. A loading dock or similar area with an overhead door is required for receipt and pick-up of pallet-sized loads. The dock area and adjacent truck loading/unloading area may be at grade. The Government desires that the space maintain a 20-foot setback from any public vehicular area. If the setback cannot be achieved, other approved security measures may be permitted. The proposed space must be located within the following delineated area: Starting at the Intersection of Highway 161 and West Airport Freeway (Highway 183) go east on Highway 183 to Loop 12, North on Loop 12 to Interstate 35E, north on Interstate 35E to West Belt Line Road, west on West Belt Line Road to East Belt Line Road, West on East Belt Line Road to South Denton Tap Road, south on South Denton Tap Road to South Belt Line Road to North Belt Line Road to Highway 161, south on Highway 161 to point of beginning. Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks shall be well maintained. The parking to square foot ratio available on site shall at least meet current local code requirements, and adequate commercially available parking to satisfy commuting needs of employees and visitors shall be available within 660 walkable feet from the entrance to the offered building. Public transportation shall be available within 660 walkable feet from the entrance to the offered building. A variety of inexpensive and moderately priced fast food or eat-in restaurants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable 1/2 mile; other employee services, such as retail shops, cleaners, banks, etc., shall be located within the immediate vicinity of the building, but generally not to exceed a walkable 1/2 mile. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility and Seismicity. Space must be ready for occupancy within 9 months of lease award. Expressions of interest must be submitted in writing and should include the following information: Building name/address, location of space within the building and when it will be available; ANSI/BOMA defined office area/usable and rentable square feet offered; authorized contact information; written evidence of authorization to represent the building ownership.
