Description
U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR CLASS A OFFICE SPACE IN SAN DIEGO, CALIFORNIA REQUIREMENT:The General Services Administration (the Government) is seeking a dedicated campus facility to lease approximately 248,882 rentable square foot office building along with 480 structured parking spaces and 70 surface parking spaces. These parking spaces must be on site, reserved and secured. 35 surfaced parking spaces may be outside the secured area for a total of 550 parking spaces. A 100 foot setback from all roads and adjacent structures is preferred however lesser setbacks will be considered depending on the configuration and the security measures which may be required. Existing buildings offered must meet or be capable of meeting the following criteria: •Space to be occupied by December 2012 •Provide two independent means of ingress and egress from site •Have zoning that is compatible for Government’s proposed use, as shall adjacent properties •Have no known zoning or other restricting ordinance that would unnecessarily restrict facility use •Not be located within a 100 year flood plain or other geological or environmental impairments •Meet seismic standards contained in “Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary”, ISSC RP6, or be a candidate for retrofit to meet same; •Not have easements and location of underground utilities do not encroach on the secure portion of the site •Have no known underground structures or fuel tanks •Be a modern building located within a conforming office development setting with prestigious appearance in a campus like atmosphere •Have easy access to utilities cable TV and fiber optics. The location should be within an office development or other appropriate commercial setting with nearby public transportation and supporting amenities •Have convenient access to major traffic arteries and to food service establishments and retail services •Have convenient access to major freeways but not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. The Federal Government client cannot be located near businesses or facilities deemed unacceptable for security purposes. LOCATION: South: The Central Business Area, bounded by Highway 94 and G Street West: San Diego Bay and the Pacific Ocean North: Carmel Valley Drive and Highway 56 East:Interstate 15 EXPRESSIONS OF INTEREST: Proposals must include the following information: 1.Location map; 2.Building address; 3.Aerial photo; 4.Site plan identifying existing structures; 5.Legal description; 6.Prominent features; 7.Available amenities; 8.Detailed description of building setbacks; 9.Parking amenities ; 10.Photos of the building and photos of the interior space. Proposals submitted by agents for the recorded owner of the building must be accompanied by documentary evidence satisfactory to the Government of the agent’s authority to make an offer on be half of the record owner. The Government will make every effort to expedite the building selection. This advertisement is not a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
