Description
The General Services Administration seeks to lease space warehouse space in Dayton Ohio for the National Archives and Records Administration (NARA's) Records Center, consisting of approximately 82,884-83,672 square feet of rentable/usable office/warehouse space for palletized storage of materials. Requirement: The space should be comprised of two (2) bays of space of approximately equal size and separated by a three (3) hour fire wall. Of the above square footage, approximately 2,844 useable square feet of space will be required for office space, loading dock, and a restroom. Usable or occupiable space above must be available for use by tenant for personnel, furnishings and equipment. Storage space per bay shall not exceed 250,000 cubic feet of storage. The property must be able to accommodate a perimeter fence with manually operated gate. Offered facility should not have windows or skylights and must be covered appropriately. A single-tenant free standing one-story structure is required with two (2) dock wells at truck-level with automatic dock leveling plates, two (2) steel, roll-up doors, one (1) pedestrian door, one (1) stairwell and a dock ramp for forklifts to enter and exit the space. The docks must be able to accommodate a 53 foot trailer plus tractor. The space must be contiguous and on one floor. The flooring in the warehouse/concrete area of this suite will require floor load certification. Access to the leased space is required 24 hours a day, seven (7) days a week including holidays. The space offered must be well maintained and must meet the General Services Administration's fire, life safety and handicapped accessibility standards. Buildings must have new roof or proof that roof has been replaced within the past 5 years. The site and facility must not be located within a 100 year flood plain. The available vacant space cannot be located adjacent to any business entity that produces or stores or uses flammable or combustible materials or liquids or any other items defines as a high hazard material by the National Fire Protection Association (NFPA). Delineated Area: Space must be located within the following boundaries within the State of Ohio North : At the point where Indiana State Line meets Ohio Route 29, east on Ohio Route 29 to US Highway 33, then easterly to US Highway 36 until it intersects with US Highway 21. East: At the intersection of US Highway 36 and Interstate 71, south on I-71 to Hamilton County line, then south on the Hamilton County line to the South line of Hamilton County, then west along Hamilton County line to US Highway 23, then south to Ohio Route 32. South: At the intersection of Ohio Route 32 and US Highway 23, west to US Highway 62 until it intersects with the Ohio River, then west along the north side of the Ohio River to the Indiana State Line. West: At the intersection of the Ohio River and the Indiana State line, north to the point where the Indiana State line intersects Ohio Route 29. Lease Term: A 15 year/five (5) year firm term lease is required. This will not be a fully serviced lease. The Government will pay all separately metered utilities. Surface parking for four (4) Government/private vehicles must be available onsite for employees preferably near the loading dock. Occupancy Date: Targeted occupancy date is July 1, 2010 or sooner. FEMA map showing the property location in relation to Flood and Earthquake zones. 6. Brokers or agents may represent the prospective landlord, but any properties or proposal submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
