Description
Requirement: The United States Government is seeking to lease approximately 13,500 contiguous rentable square feet of flex space encompassing 10,000 rentable square feet of warehouse space and 3,500 rentable square feet of office space. The rentable space must yield a minimum of 11,181 contiguous ANSI usable square feet and a maximum of 12,327 contiguous ANSI usable square feet. The lease term requirement is for 10 years/5 years firm. The following is the delineated area: North: W. Capitol Avenue West: Enterprise Blvd. South: Industrial Blvd to Stone Blvd East: Cebrian Street, to Del Monte, West to Terminal Street, North to Front St, West to Shore St, South to Del Monte St, West to Harbor Blvd, North to Evergreen Ave, East to Walnut Street, North to Capitol Ave. Other applicable requirements include: •The vertical clearance within the warehouse is to be a minimum of 18 feet; •Warehouse space requires sufficient lighting and electrical outlets to service multiple work areas; •A 50’ unimpeded turning radius is required outside of the overhead door to accommodate trucks towing boats. A minimum of 50’ feet of clear space inside between the overhead door and any wall or other obstruction is required; •Minimum of one overhead door is required, 2 are preferred. Overhead doors should provide a minimum clearance of 12 feet high, 14 feet is preferred, and a minimum of 10 feet wide, 12’ is preferred. •Sealed concrete slab floor is required; •Minimum of 2,000 sf of secure, fenced, outside storage is required. •A minimum of 6 reserved and marked parking spaces are required; •Tenants will require 24/7 access to the space; •Fully-serviced lease; •Building and leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. •The building must conform to Life Safety Performance Level of ICSSC RP 6; •Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative.
