Description
REQUIREMENT: General Services Administration (GSA) is interested in leasing existing or lease construction office space consisting of approximately a 27,912 rentable square feet. Rentable space must yield a minimum of 23,116 to a maximum of 24,271 ANSI BOMA office area square feet. The space will be occupied by the Social Security Administration. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space. Columns must be at least 28 feet apart (center to center) and 28 feet from any interior wall and be no more than two foot square. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease including a total of one hundred sixty (160) on-site parking spaces. Public transportation must be within the lesser of 600 ft. or two (2) blocks from the building entrance. Public transportation must be available at regularly scheduled times during the entire workday, and the route from the bus stop to the building entrance shall be accessible for the mobility impaired. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 6:30 a.m. to 5:30 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located in Fort Worth, Texas within the following boundaries: North: NE Loop 820 South: Meacham Boulevard East: N. Beach Street West: Interstate 35 West Sites which are located directly on a highway or thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Space offered shall be within the equivalent of two city blocks from a primary or secondary street serving the office. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. For unimproved sites provide specific location. 2)Evidence the proposed site/building entrance is located within 2 blocks/600 ft. of a bus stop 3)One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
