Flyer for Alexander City, AL UNITED STATES GOVERNMENT Seeks Leased Office Space Alexander City, AL The United States Government seeks to lease office space of approximately 8,250 Rentable Square Feet (RSF) yielding 7,174 Usable Square Feet (USF) in Alexander City, AL, within the following Delineated Area: •North: Beginning at the intersection of Robinson Road and Washington Street, go east on Washington St. which becomes Broad St. Proceed NE on Broad St until you reach Main St. Right on Main St. for 1 block; Left on Calhoun St for 1 block. Right on Bibb St. gong SE until you arrive at Tallapoosa St. Right on Tallapoosa St. for 2 blocks to Madison St.; Left on Madison St. which becomes Cherokee Rd. to the fork. Take left fork which is Dadeville Road until you reach the intersection of Dadeville Road and Dean Road. South: Begin at the intersection of Dean Road and Hwy 280. Travel west on Hwy 280. Left on Airport Dr. Left on Airport Blvd. Right on Elkahatchee Rd. Left on Sportplex Blvd. Cross Hwy 22 and Sportplex which turns into Springhill Road. to Hwy 280. Left on Hwy 280. Follow Hwy 280 west to the intersection of Hwy 280 and Radio Road. •East: Begin at the intersection of Dadeville Road and Dean Road; travel south to Hwy 280. •West: Begin at the intersection of Hwy 280 and Radio Road; Proceed north. Left on Robinson Court; Right on Village St., Left on Robinson Rd. to the intersection of Robinson Rd and Washington St. to the point of beginning. The proposed lease term is for ten (10) years, five (5) years firm. Contiguous space on one floor is required. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. A minimum of 36 surface parking spaces are required. Space must be ready for occupancy no later than December 15, 2010. If public transportation is available in the delineated area, the site offered must be on the public transportation route. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. Sub-leases are not acceptable.
