Description
PLEASE NOTE THE REVISED DELINEATED AREA. The United States Government seeks to lease contiguous flex office space in Casper, Wyoming. The space offered must consist of approximately 3,881 rentable square feet and should yield 3,375 ANSI/BOMA usable square feet (inclusive of 1,025 USF office, 301 USF lab, and 2,049 USF warehouse). In addition, the Government requires 6,050 rentable square feet in a secure wareyard. The Government requests eight (8) employee surface parking spaces and two (2) visitor surface parking spaces. The proposed space must be located within the following delineated area as follow: Starting from the intersection of North Poplar Street and Interstate 25/Highway 20. Travel south from starting point to West 1st Street (Business Route 26) and head west on West 1st Street (Business Route 26) to Highway 258. Turn South on Highway 258, travel south then east on Highway 258 to Casper Mountain Road (Highway 251). Turn North on Casper Mountain Road to East 15th Street. Travel east on East 15th Street to Southeast Wyoming Boulevard and head north. From Wyoming Boulevard, turn east on E 2nd Street to Hat 6 Road. Turn north on Hat 6 Road to Interstate 25/Highway 20. Head west on Interstate 25/Highway to the starting point (intersection of North Poplar Street and Interstate 25/Highway 20). The proposed lease term is for twenty (20) years, ten (10) years firm, and should be fully serviced. The warehouse must have a minimum ceiling height of fourteen (14') feet and must also have two (2) overhead doors - loading docks are not acceptable. Space must be ready for occupancy no later than January 1, 2011. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.
