GOVERNMENT SEEKS 84,353 RSF TO LEASE IN TUCSON, AZ General Information Document Type:Presolicitation Notice Solicitation Number:GS-09B-01910 Posted Date:August 25, 2009 Category:X – Lease or Rental of Facilities Set Aside:N/A NAICS Code:531120 Contracting Office Address General Services Administration, PBS, Real Property Programs Division, Real Services Branch, 9PM-R, 450 Golden Gate Avenue, 4th Floor East, San Francisco, CA 94102-3434 Description REQUIREMENT: The General Services Administration (GSA) is seeking to lease a 84,353 rentable square foot office building capable of yielding a minimum of 73,350 ANSI/BOMI Office Area square feet, on a site capable of accommodating 370 parking spaces. The proposed building must meet the following criteria: •A first class building providing single tenant occupancy •Ingress and egress from two different sides of the site •Zoning that is compatible for Government’s proposed office use •Not be located in a 100 year flood plain or have other geological or environmental issues •Meet or be capable of meeting seismic standards contained in “Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary”, ISSC RP 6 •Convenient access to freeways and major traffic arteries The proposed building is preferred to meet the following criteria: •A security setback of 100 feet from the building •¼ mile distance from rail lines •Access to cable TV and fiber optics •Amenities and services within ½ mile LOCATION: The property must lie within the following boundaries in Tucson, AZ: North:West Tangerine Road; East:North Oracle Road to East Ina Road to East Skyline Drive to East Sunrise Drive to North Craycroft Road to Craycroft Road; South:West Valencia to East Valencia; West:Interstate 10 to North Cortaro Road to North Silverbell Road to West Congress Street to South Grand Avenue to South Mission Road; A market survey will be conducted to inspect properties offered for consideration, and a Solicitation and procurement will follow. Brokers or agents may represent the site owner, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the site. Expressions of interest are preferred by email and should include documentation of ownership and information about the current zoning and condition of the property as follows: •Address and legal description of the property; •Identification of existing structures; •Location map; •Aerial photos delineating site boundaries; •Prominent features; •Available amenities; •Description of building setbacks; •Project photos; •Parking amenities.
