Description
SPACE REQUIREMENT: The United States Government desires to lease approximately 1500 rentable square feet of storage space in Reno, NV. The space should be fully serviced together with one (1) reserved, off-street parking space. The space must also be contiguous. The site must be located within the area bounded by: NORTH: Interstate 80 EAST: Longley Lane and State Route 650 SOUTH: S. Virginia St. and Longley Lane WEST: U.S. Highway 395 LEASE TERM: 5 years (2 years firm) OCCUPANCY: Occupancy is required no later than 09/01/2010. ECONOMICS: This requirement will be evaluated against and compete with the Government's existing office location. The Government is interested in relocating ONLY IF the alternative space is economically advantageous after taking into consideration total costs of each competing location. Such costs include, but are not limited to moving, all necessary alterations, and purchase/installation of data-telecom. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government's requirements. The leased space shall not be located within a 100 year flood plain or other geological or environmental impairments. SPECIAL REQUIREMENTS: • Smooth, sealed concrete floor • Slab-to-slab, 1-hour fire rated demising partitioning • Ceiling clear height of 14' to the nearest obstruction • At least one (two preferred) manually operated roll-up door, minimum 12' wide x 14' high and one personnel door • Lighting to minimum 30 foot candles at floor level; insulated ceiling, and ventilation system capable of maintaining an acceptable operating environment • Space heater to prevent freezing • Secure storage area • Adequate security including lighting and other safety amenities to prevent theft and vandalism • 24 hour access • Street level entry • The space must accommodate two (2) trailer-mounted Boston Whalers along with two (2) other trailers, and must be readily accessible to maneuver these 22' boats in and out. • About 60 linear feet of 6' wide mezzanine racks is needed for storage of bulky items such as trap nets, hoop nets, minnow traps, interaction study cages, waders, coolers, etc. • Work Bench Area: On-site, small scale construction, modification, and repairs to specialized traps and equipment require four (4) standard duplex wall outlets for shop tools. • Lighting of 60 foot candles is needed above the bench. • Laundry-type deep sink with bib and drain. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4.
