Description
DEPARTMENT OF VETERANS AFFAIRS (VA)SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE VA seeks to lease approximately 7,500 BOMA usable square feet of contiguous office space in Las Vegas, NV. The offered space shall not be on more than one floor. A lease term of 10 years is required with unilateral Government termination rights anytime after 5 years with 180 day written notice to Lessor. The Government requires a minimum of 30 parking spaces. Estimated occupancy date is January 1, 2010. Space must be located within the following delineated area: Northern Boundary Craig Road Southern Boundary Tropicana Avenue Western Boundary Buffalo Drive Eastern Boundary - Nellis Boulevard Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; parking ratios; proximity to public transportation; proximity to commercial amenities; building amenities including courtyards, gardens, etc.; and information on building ownership,. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than August 14, 2009 PM 4:00 EST.
