Description
SPACE REQUIREMENT The United States Government is seeking a facility for a Federal Law Enforcement Agency comprised of approximately 5,560 rentable square feet of warehouse space and 13,238 rentable square feet of office space with at least sixteen (16) reserved, surface on-site parking spaces (with capacity to add an additional eight (8) spaces over the life of the lease) in Reno, NV. The space should be fully serviced including all utilities, janitorial and snow removal services. Buildings offered would ideally meet or be capable of meeting all of the following criteria: • Have zoning that is compatible for Government's proposed use, as shall adjacent properties. • Not be located in the vicinity of childcare centers, schools or religious centers. • The office space must be contiguous, and not below the second floor, or on the top floor if in a multi-tenant building. • Not be located within a 100 year flood plain or other geological or environmental impairments. • Meet seismic standards contained in "Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary", ISSC RP 6, or be a candidate for retrofit to meet same. • Have an automatic sprinkler system. • Be a modern building located within a conforming office development setting with prestigious appearance in a campus like atmosphere. • Have easy access to cable TV and fiber optics, along with supporting amenities. • Have convenient access to major traffic arteries and to food service establishments and retail services. • Have convenient access to major freeways but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. • Have a 100 foot defensible setback from all roads and adjacent structures, however lesser setbacks will be considered depending on configuration and the security mitigation measures which may be required. STANDARD CONDITIONS AND REQUIREMENTS The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government's requirements. LOCATION To warrant consideration, the property must lie within the following boundaries: NORTH: South McCarron Blvd. EAST: Longley Lane / Double R Blvd. / Double Diamond Parkway / South Meadows / Veterans Parkway SOUTH: State Highway 431/341 WEST: Lakeside Drive / Thomas Creek Rd. LEASE TERM: 15 years (10 years firm). OCCUPANCY: Occupancy is required no later than 07/01/2010. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4.
