Description
United States Government Seeks to Lease Office Space In Romulus, Michigan Due to the soon to expire existing lease, the United States Government seeks to lease office space and laboratory in Romulus, MI. The space offered must consist of approximately 5,282 rentable square feet yielding a minimum of 4,802 ANSI/BOMA usable square feet and a maximum of 5,050 ANSI/BOMA usable square feet. On-site parking is required for 22 vehicles. Additional parking per local code. LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after 5 years. UNIQUE REQUIREMENTS: 1. The Government is interested in alternate locations of equal size and quality that are economically advantageous to the Government. Prospective offers will be considered if, through a cost-benefit analysis, the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis include, but are not limited to, the following: the proposed rent for a fully serviced lease and expenses associated with moving, telecommunications, tenant improvements, systems furniture, etc. 2. Office space must be contiguous and have potential for efficient layout and be located in a professional business setting. 3. The Government requires a fully serviced lease. 4. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including, but not limited to, regulations for fire and life safety, ADA accessibility, OSHA, and seismic protection. 5. Space shall not be located within a (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. 6. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. DELINIATED AREA: The proposed space must be located within the following delineated area: NORTH - EcorseRd. EAST - Middlebelt Road SOUTH - Eureka Rd WEST - I-275 OCCUPANCY DATE: Occupancy is required on January 20, 2010. GSA may use its National Broker Contract to assist with fulfilling this requirement. OWNERS/AGENTS: All expressions of interest submitted by brokers / agents must be accompanied by the following: Building name and address, One-eighth inch scale drawing of space offered, Square footage offered, Method of measurement used to determine rentable square feet, Name, address and telephone number of individual to be contacted, and Evidence of authorization to represent the building’s ownership. If more than one ownership entity is represented, acknowledgement from each ownership entity that each knows the offeror is representing more than one ownership. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or its authorized representative.
