Description
Delineated Area Map The United States Government seeks to lease office and related support space consisting of approximately 46,981 rentable square feet in Tampa, Florida. The space must yield a minimum of 40,853 ANSI/BOMA usable square feet. Seven (7) controlled/assigned parking spaces must be available on-site for government vehicles (5 covered and 2 surface). In addition, 261 public parking spaces must be available within 1,220 linear feet of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 3,000 linear feet of the space offered. Offered space must allow for effective layout on no more than three (3) contiguous floors. A loading dock or similar type area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/ unloading area can be at the same grade as the space offered. A 20 foot setback is desirable. If setback can not be achieved, other approved security measures may be permitted if approved by the Government. Subleases are not acceptable. Space should not be located within the 100-year flood plain. At a minimum this project shall obtain LEED certification for Commercial Interiors. (LEED-CI). The proposed space must be located within the following delineated area: North: Gunn Highway to Busch Boulevard South: Old Tampa Bay to Kennedy blvd to Crosstown Hwy East: Rte 583 West: Sheldon Road due South to Old Tampa Bay The proposed lease is for Fifteen (15) years, Ten (10) years firm, and must be fully serviced. Occupancy is required on or before June 1, 2011. The offered space must meet Government requirements for Fire, Life-safety, and Handicapped Accessibility. To submit a location for inspection, please forward information by 5:00 PM EDT on Friday, July 31, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9FL2218. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
