- UNITED STATES GOVERNMENT SEEKS LEASED COMMERCIAL OFFICE SPACE IN SOMERVILLE, NEW JERSEY PROJECT # 7NJ2028 The United States Government seeks to lease class ‘A’ contiguous office space in Somerville, New Jersey. The space offered must consist of approximately 5,667 rentable square feet, yielding a minimum of 4,928 ANSI/BOMA usable square feet. The agency prefers space on the 1st floor. Delineated Area - The proposed space must be located within the following delineated area (see attached map): North on Mountain Avenue to Route 22 East on Route 22 to North Gaston Avenue South on North Gaston Avenue to East Main Street West on East Main Street to Veteran’s Memorial Drive West on Veteran’s Memorial Drive to Mountain Avenue Term - The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Occupancy - Space must be ready for occupancy by approximately January 14, 2012 Submission Requirements – Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility.
