Description
DESCRIPTION: United States Government Seeks Expressions of Interest for Leased Office Space in Houston, Texas, Project No: 7TX2031 REQUIREMENT: The General Services Administration is seeking to lease approximately 55,226 rentable square feet of office and related space yielding a minimum of 45,900 usable square feet to house personnel, furnishings, and equipment including sixty five (65) reserved onsite secured parking spaces. The Government is seeking Class A contiguous office space on the second floor or above without being split by a firewall. The space must have the potential for efficient layout. Public transportation and parking must be available within two blocks of the space offered. The facility must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. Space located within 1000 feet of residential areas, places of worship, schools, hospitals, detention facilities, clinics, day care facilities, and establishments where alcoholic beverages are sold or served will not be considered. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fire-proofing or acoustical treatment containing asbestos. Location/Delineated Area: The building offered must be located in Houston, TX, within the following delineated area: North: State Hwy 242 South: Aldine Bender Road East: Vickery Drive West: State Hwy 242 & to include Gessner Road Lease term: The term is for ten (10) years, five (5) years firm, and should be fully serviced. Expressions of interest should include the following: 1. Building name and address or Lot # and Parcel Map. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. 4. Name, address and telephone number of individual to be contacted. 5. If you are not the owner, evidence of authority to represent the owner must be submitted. Authorized Contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representative of any Federal Agency other than the officers and employees of the General Services Administration (GSA) or their authorized representative. Written responses to this ad should be received by July 20, 2009 referencing project number 7TX2031. Verbal responses will not be considered.
