Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 110,000 RSF (95,652 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE ATLANTA AREA AS HEREINAFTER DESCRIBED. Existing buildings and new construction will be considered. Space must be located within the delineated area below: DELINEATED AREA: Begin at Cheshire Bridge Road at LaVista Road; Continue NORTH on Cheshire Bridge Road to Buford Highway, turn RIGHT heading NORTHEAST; Continue NORTHEAST on Buford Highway to Chamblee Tucker Road, turn RIGHT heading EAST; Continue EAST on Chamblee Tucker Road to Interstate 285, turn right on I-285 heading SOUTH; Continue SOUTH on I-285 to LaVista Road. Exit on LaVista Road and turn right heading SOUTH; Continue SOUTH on LaVista Road to Houston Mill Road. Turn LEFT heading SOUTHEAST; Continue SOUTHEAST on Houston Mill Road to Clifton Road. Turn RIGHT heading NORTHWEST; Continue NORTHWEST on Clifton Road to Briarcliff Road, turn RIGHT heading NORTH; Continue NORTH on Briarcliff Road to LaVista Road, turn LEFT heading WEST; Continue WEST to Cheshire Bridge Road, turn RIGHT heading NORTH; End. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All sites will require a minimum 20 foot setback from the building to the curb or other boundary. On-site parking must meet/or exceed local code. Site shall offer secured parking at a rate of four (4) spaces per 1,000 rsf. In addition to the parking ratio, proposed sites shall include an additional ten (10) reserved spaces for visitors, four (4) reserved spaces for Government vehicles, and six (6) ADA spaces (in addition to those required by local code). The location should be accessible by public transportation. The building must have a minimum 22,500 RSF floor plates, column spacing that promotes an open layout, and windows that allow natural daylight to reach interior spaces. The Government shall be the sole occupant of the building. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT on July 28, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9GA2079. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
