Description
The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government is seeking interest for 7,389 ANSI/BOMA usable square feet (approximately 7,639 rentable square feet) of office and related space along with on-site structured parking for 3 vehicles. Additional on-site parking is required per local code requirements. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. The Government will consider relocation only if a move is economically advantageous and will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by August 11, 2009. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: Approximately 7,639 rentable square feet of office and related space that yields a minimum of 7,389 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. A minimum of 3 reserved on-site structured parking spaces shall be available for Government use. LOCATION: Offered space must be within the City Limits of Cedar Rapids, IA. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Additionally, various security enhancements shall also be required. Amenities of retail shops, banks, and restaurants shall be available within 2 miles from the building. The building shall provide on-site structured parking for 3 vehicles, and provide additional on-site parking spaces for employees and visitors per local code requirements. TERM: The lease shall be for a term of ten (10) years, five (5) years firm term. OWNERS & AGENTS: This is an expression of interest for available space, NOT an invitation to bid. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •Date of space availability. •Method of rentable space measurement. •Building ownership information. •Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •Energy efficiency and renewable energy features existing within the building. •List of building services provided. Responses submitted by agents must be accompanied by documentary evidence of the agent’s authority to submit an expression of interest on behalf of the building ownership.
