- REQUIREMENT: The U.S. Government is seeking to lease approximately 1,061 Rentable Square Feet to yield approximately 923 ANSI/BOMA area square feet of office and related space in Soldotna, Alaska. Contiguous space on a single floor located on the ground level will receive first consideration. The site should provide safe and convenient parking for visitors and employees at no additional cost. Area of consideration is north side and south side of Sterling Highway between Kenai Spur Highway and Riverside Drive. Proposed space must meet the Federal Government’s standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space in a professional building, fully serviced and altered to Government specifications, is required to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of rental consideration. Award on new space will be determined by lowest price and most technically acceptable offer. Lease term is 10 years, 5 years firm. Priced renewal option(s) for additional 5-year period may be requested. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. If you desire to submit a location for inspection, please forward information by 5:30 PM EDT, July 23, 2009. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent.
