Description
Expressions of Interest Sought Requirement The United States Government currently occupies office space and related space in a building under lease in Brownsville, TX. The Government is seeking to lease two buildings that are in very close proximity to each other. The first building should be approximately 13,600 rentable square feet of office space. The second building should be 2,130 rentable square feet of office related space. The rentable spaces must yield a minimum of 12,719 contiguous ANSI/BOMA Office Area square feet (OASF) and 2,006 contiguous ANSI/BOMA OASF, respectively. The lease term requirement is for 10 years, 5 years firm. The space must be available for occupancy by April 16, 2010. The delineated area is the city of Brownsville, TX. Only existing buildings will be considered. Other applicable requirements include: •A minimum ceiling height of 8 ft 6 Inches is required for the larger block of space, and a minimum of 13 ft 0 inches is required for the smaller block •The smaller block of space must be provided in a stand-alone, single tenant building •52 Secured Parking Spaces (Fencing accepted on a case-by-case basis) The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as replication of tenant improvements, security and telecommunication infrastructure. Expressions of interest must be submitted in writing no later than 4:00 pm Central, July 16, 2009, and should include the following information: •Street address and building name( if applicable) •Square footage offered •Estimated rental rate • Name, address and phone number of individual to be contacted •Evidence of authority to represent the owner.
