Description
The United States Government seeks to lease class ‘A' office, warehouse, and special use space. The space offered must consist of approximately 63,644 rentable square feet in the Tucson, AZ. The space should yield 55,343 ANSI/BOMA usable square feet. Government may require a future need for an on-site incinerator; site/building must have capability to provide this possible future need. Agency prefers space to be located on a single site but would also consider separate facilities, comprising 31,343 ANSI/BOMA of office space and 24,000 ANSI/BOMA of warehouse space. If offering two separate building, properties must be located within one (1) block. The Government will require one hundred-fifty four (154) on site secured parking spaces for the sole use of the Government. The proposed space must be located within the following delineated area: North: Speedway Boulevard South: East Valencia Road to South Plumer Avenue to East Elvira Road to South Tucson Boulevard to East Corona Road to South Country Club Road to East Los Reales Road East: South Alvernon Way to South Contractor's Way to East Irvington Road to South Swan Road to East Wyoming Street to South Arcadia Avenue to East Nebraska Street, to South Rosemont Avenue to East Canada Street to South Beverly Avenue to East Drexel Road to South Craycroft Road to East Valencia Road to I-10 West: Mission Road to Grande Avenue The proposed lease is for ten (10) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than October 1, 2011 Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission • In cases where agent is representing ownership, a letter from ownership on their letterhead stating Agent has sole right to represent the ownership The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CB Richard Ellis.
