Description
Delineated Area Map The U.S. Government is interested in leasing approximately 45,276 rentable square feet (at least 37,730 ANSI/BOMA Office Area Square feet) of contiguous office space. The space must meet requirements for fire and life safety plus handicapped accessibility in accordance with ABAAS. The occupying agency has high security requirements which will require the installation of security equipment. Secure on site parking is required for up to 77 vehicles. Occupancy is required by December 2010. LEASE TERM: TEN (10) years firm term. DELINEATED AREA: In and around Marlton, NJ as described by the area below (Map available upon request): NORTH: Moorestown Mt. Laurel Road from the intersection of Route 38 to the intersection of Elmwood Road. SOUTH: Route 70 EAST: Elmwood Road to the intersection of Route 70 WEST: Kings Highway from the intersection of Route 70, to the intersection of Route 38. NorthEast on Route 38 to the intersection of Moorestown Mt. Laurel Road. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JULY16, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)One-eighth inch scale drawing of space offered. 3)ANSI/BOMA defined Office Area Square Feet 4)Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 5)Percentage of Common Area Factor used to Determine the Rentable Square Feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
