Description
VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE IN PUEBLO, COLORADO FOR A LEASED OUTPATIENT CLINIC The VA desires to lease Medical Office space in Pueblo, CO to accommodate a 35,411 net usable square foot outpatient clinic. The space is preferred to be ground level but may be in no more than two levels of contiguous space, and must be built or improved to VA specifications. The building must be zoned for the intended use and provide on-site parking for 200 spaces, or meet local parking code, whichever is greater. To be considered, the site must be within or bounded by the delineated area in Pueblo, CO as follows, from the 4112 Outlook Boulevard address in Pueblo; North: Two Miles West: Two Miles South: One Mile East: 1.7 Miles The lease will be for a term of up to twenty (20) years. The space offered will provide a new community based outpatient clinic for the VA. Special consideration will be given for sites on or in close proximity to public transportation routes. Evidence of proper zoning and city approval shall also be provided. Occupancy is required as soon as possible but not later than May 1, 2011. Offerors must provide evidence that offered properties are outside the 100 year flood plain. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of the property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant. Interested offerors (owners, developers, brokers, or their legal representatives) should submit information concerning their properties to Carpenter/Robbins Commercial Real Estate Inc., by mail, fax, or e-mail no later than 5:00 p.m. Pacific time on July 17, 2009 one original copy to the following: Carpenter/Robbins Commercial Real Estate Inc.
