Description
DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE IN MARYSVILLE OR YUBA CITY, CALIFORNIA FOR A LEASED OUTPATIENT CLINIC The VA desires to lease Medical Office space in Marysville CA or Yuba City CA, to accommodate a 9,600 rentable square feet outpatient clinic, along with parking to meet a ratio of 5:1000 rentable square feet (including 10 handicapped spaces and allowance for transportation drop-off). VA will also consider acceptance of donated space. The space must be contiguous and built to VA specifications. It must be zoned for the intended use, and provide on-site parking as above, or meet local code, whichever is greater. To be considered, the site must be within or bounded by the delineated area as follows (both sides of the street will be considered), and must be within a half mile of an existing medical facility which provides emergency, pharmacy, lab and radiology services, and eating establishments. North: Queens Avenue east to Market / Sutter Streets, Market / Sutter Street south 10th Street West: Clark Avenue South:Morton Street east to Percy Avenue, Percy Avenue south to Garden Highway, Garden Highway northeast to 2nd Street, 2nd Street north to 5th Street, 5th Street east to J Street, southeast to 3rd Street. East:E street The lease will be for a term of ten (10) years, seven (7) years firm. The space offered will provide a new community based outpatient clinic for the VA. Special consideration will be given for sites on or in close proximity to public transportation routes and retail amenities. Evidence of proper zoning and city approval shall also be provided. Occupancy is required as soon as possible but not later than March 30, 2010. Offerors must provide evidence that offered properties are outside the 100 year flood plain. Offered space must meet seismic and radon certifications to be considered. Clinic facility, grounds and landscaping must comply with VA Life Safety and ADAAG requirements. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of the property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant.
