Description
REQUIREMENT: The General Services Administration is interested in leasing approximately 7,835 rentable square feet, which will yield 6,813 ANSI/BOMA office area square feet of office and related space. The space will be occupied by U.S. Probation. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor and have the potential for an efficient layout. Space shall be located in a professional office setting. U. S. Probation cannot collocate with Federal law enforcement agencies. Subleases will not be considered. The Government requires a fully serviced lease including a total of 30 on-site parking spaces for employees and visitors. All services (including daytime janitorial service), janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within a one mile radius of 7940 Preston Road, Plano, Texas. The office space should be in close proximity to the courthouse due to the nature of the agency's work. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted 6)Evidence of authority to represent the owner.
