Description
The U.S General Services Administration is interested in leasing approximately 12,000 rentable square feet of class ‘A' office and related space in Parsippany, NY. The rentable space must yield a minimum of 10,303 ANSI /BOMA Office Area (ABOA) square feet, to a maximum of 10,921 ANSI /BOMA Office Area (ABOA) square feet, available for use by Tenant for personnel, furnishings and equipment. The proposed fully serviced lease term will be for ten (10) years cancelable by the Government after the fifth year. The proposed space must be located within the following delineated area: North: Route 80 South: West Hanover Ave East: Route 287 West: Sussex Turnpike to Route 10 Space must be ready for occupancy no later than September 1, 2010 The offered space must meet the Government's requirements for Fire Protection & Life Safety and Architectural Barriers Act Accessibility Standard (ABAAS) and must be located outside of a 100 year floodplain. Secured office space and facilities in an office building, fully serviced and capable of meeting Government specifications are required. This office includes a Taxpayer Assistance Center totaling approximately 3,000 RSF and the preferred location for the TAC is on the first floor. (approx. 3000 sq. ft.) due to its function of servicing the public. It should be handicap and conveniently accessible from the entrance. Also a rear door must be accessible for personal exit. The remainder of the office is not required to be co-located with the TAC on the same first level, but if space is available to accommodate both areas that would be acceptable. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Expressions of interest should contain: 1. Building name and address, 2. Rentable square feet and rate per rentable square foot, 3. Method of measurement used to determine rentable square foot, 4. Common Area Factor(s) for available space by floor if applicable, 5. Evidence of control of the property being submitted.
