- <h4>Pre-Solicitation Announcement</h4> The Federal Government has a requirement for the construction and full service leasing of a new Wildlife Disease Research Building (WDRB) to be located at 4101 LaPorte Avenue, Fort Collins, Colorado on land to be leased from Colorado State University. The building will be occupied entirely by U.S. Department of Agriculture and other Federal tenants as determined by the General Services Administration. The successful Offeror will enter into a ground lease with the University and a building lease with the General Services Administration (GSA). The proposed building shall contain approximately 31,965 BOMA rentable square feet yield approximately 14,000 of office and laboratory space for use by the tenant for personnel, furnishings, equipment, and public use areas. The space shall be designed and constructed to meet the requirements of a self-contained Bio-Safety Level (BSL) 2, 3 and BSL-3 Ag animal holding and testing space. The building must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The government is seeking a 20-year firm term lease. The successful offeror will enter into a ground lease with Colorado State University for a term up to 30-years. Such space shall be ready for occupancy no later than Fall 2011. A pre-proposal conference is scheduled for June 30, 2009 in Building 41 at the Denver Federal Center in Lakewood, Colorado.
