- Description
- The Department of Veterans Affairs, VA Caribbean Healthcare System (VACHS), San Juan, Puerto Rico, is seeking Offerors to design, construct, and maintain a warehouse facility under a long-term lease agreement. The successful Offeror will be selected through a best value procurement using the Source Selection process. The successful Offeror will design, construct and lease to the Government a climate controlled warehouse facility consisting of a maximum of 56,320 rentable square feet, yielding approximately 51,200 usable square feet, for use by tenant for warehousing supplies, equipment, and administrative offices. On site parking for 30 vehicles is required. The term of the lease will be 15 years, 10 years firm. This project will emphasize a design that embodies the finest contemporary architectural innovations while maximizing workplace efficiency and minimizing environmental impact. The facility must be designed and constructed to achieve a minimum LEED Silver rating in the New Construction (LEED-NC) Category Version 3. Offered sites cannot be located in low lying areas that are prone to flooding. Offered sites must be located within the following delineated area in order to be considered: NORTH: Starting at the State Road #22 (Jose De Diego, Expressway) and along State Road #26 (Baldorioty De Castro, Expressway); EAST: Starting at the State Road #26 (Baldorioty De Castro, Expressway) and continuing to the intersection of State Road #887; and connection with State Road #860 and along with State Road #8860 and continuing to the intersection of State Road #181; SOUTH: Starting at the State Road #30 intersection and along with State Road #1 and connection with State Road #20 (Martinez Nadal, Expressway) intersection; WEST: Starting at the State Road #177 (Ave. Lomas Verdes) along with State Road #174 and connection with State Road #2; and continuing to the intersection of State Road #167 (Ave. Comerio); and connection with State Road #165 and along with State Road #28 and connection with State Road #2 (Ave. J. F. Kennedy) intersection, and continuing to and connecting with the State Road #22 (Jose De Diego, Expressway). Sites bordering on either side of the road will be accepted. A market survey of sites offered will be conducted by VACHS.
