Description
Specific Office Space Requirements REQUIREMENT: The United States Government has an immediate need for between 55,000 and 65,000 BOMA rentable square feet (BRSF) of office space yielding approximately 45,000-55,000 ANSI BOMA office area square feet (BUSF), of space for a 5-year term with an ongoing right to terminate after the third (3 rd ) lease year. The space must currently be built out and ready for occupancy. It needs to accommodate the requirements expressed in the attached file and shall be located in one (1) building, on no more than three (3) floors. The space must be fully serviced and must be a prime lease. GSA intends to use this information from prospective sources to issue a Solicitation for Offers. LOCATION: The unique facility must be located within the Central Employment Area (CEA) of Washington, D.C. including NoMa and the Waterfront. LEASE TERM: The proposed rental term shall be for five (5) years with an ongoing option to terminate after the third (3 rd ) lease year. OCCUPANCY: Space must be ready for occupancy no later than January 1, 2010, but as early as September 1, 2009. CONSTRUCTION: The attached document defines a range of the Government's requirements. All offers must meet the minimum requirements of this program. The Government reserves the right to refine the program upon issuance of the SFO. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1. Building name, address, and age. 2. Available square footage (ANSI/BOMA Office Area, rentable and usable). 3. Schedule for completion and occupancy date. 4. Rental rate information quotation per usable and rentable square foot for a five (5) year term with an ongoing option to terminate after the third (3 rd ) lease year. 5. Scaled floor plans (as-built) identifying offered space, with existing configuration. 6. Inventory of any existing available furniture or equipment. 7. Information on project and building ownership.
