Description
The United States Government seeks to lease office space consisting of approximately 51,308 rentable square feet in Jacksonville, Florida within the following delineated area: Central Business District of Jacksonville and/or the following area delineated by: North – John Turner Butler (JTB) Blvd between the Intercoastal Waterway (ICW) and two (2) miles west of I-95; South –Two (2) mile South of International Golf Parkway between I-95 and Phillips Hwy (US-1); East – ICW between JTB to International Golf Parkway; West – two (2) miles west of Southside Blvd from JTB to I-95, then two (2) miles west of I-95 to International Golf parkway. The space must be able to yield a minimum of 44,616 BOMA Office Area square feet with ample parking spaces both secured and surface. A minimum of 5,000 square feet of this requirement must be available on the ground level for the construction of a sallyport and holding cells. The proposed site/building must have the ability to construct an exterior, enclosed “sally port”, which is used for detainee off-loading. Sally port must have dedicated entrance into ground floor space and must be able to accommodate 50’ bus with adequate entrance/exit and turn radius. If offering is a multi-tenant building, a dedicated elevator is needed for agency use. Space must be in contiguous layout, and on contiguous floors if offering is multi-floor. Parking requirements are as follows: 50 secured spaces and 25 surface spaces. Parking must also be able to accommodate a 35 foot size bus with turnaround. The set-back requirements are a minimum of 20 feet on each side. The proposed lease is for fifteen (15) years with ten (10) years firm and must be fully serviced. Space must be ready for occupancy no later than July 2010. All space offered must be contiguous on one floor or two floors (preferable). Use of space shall be a combination of office and special use space such as secured sally-port (which is separate from the parking requirements), other secured areas, etc. Space will be utilized for law enforcement, and offerings may be eliminated that are located in close proximity of schools, daycare centers, residential concentration, hotels, or areas of high civilian activity or vulnerability. This offered facility must be considered professional and modern construction, and the site must be located in a professional setting. The site shall be easily accessible by main thoroughfare but inconspicuous to public and traffic. Preference will be given to locations that are within ½ walkable mile to concessions and other professional business offerings. All services, utilities and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility.
