- REQUIREMENT: The General Services Administration desires to lease approximately 14,958 rentable square feet of warehouse space, which shall yield a minimum of 14,958 ANSI/BOMA square feet (previously usable). The warehouse space should be fully serviced, first-class, together with three (3) parking spaces with 24-hour/7-day-a-week access within the same block as the offered Building. The warehouse space must be contiguous. The site must be located within the city limits of Sacramento, CA. Within the delineated area set by: North: Antelope Rd to U St West: 16th st to Raley Blvd to Marysville Blvd South: Arcade Blvd to Auburn Blvd East: Greenback Ln to Elkhorn Blvd to Diablo dr. to Roseville Rd. LEASE TERM: 10 years, 5 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 90 days written notice to the Lessor. DESIRED OCCUPANCY DATE: October 2011. SPECIAL REQUIREMENTS: • The 14,958 USF must be split to 7,500 USF and 7,458 USF. Each space must be contiguous, not split by a public corridor, and on the first floor •Require a fire sprinkler system throughout all space, to code. •Require unisex handicap accessible restroom(s), with safety eyewash and sink with hot and cold water. All space must have access to restroom(s) (male and female employees). •Require pedestrian external door(s) as required by fire code. •Require window coverings/tinting on all external windows. Preferably black-out tint. •Require standard electrical outlets according to the final layout of the space. •Require a minimum of 16-ft. of clear ceiling height. •Require maneuverability capability for large vehicles (i.e., a Government 1 2 ton delivery van, which from floor to top is 10' 10" high and 16' 6" long, and also a fork-lift truck). •Require electrical service for battery recharging unit for electric forklift (220V.). •Require floor load capacity to withstand normal warehouse operations and/or loads and heavy vehicles/equipment, listed above. •Require large open floor areas. Must have minimum pillars or supports for open warehousing operations. •Require industrial lighting. •Require manually operated, roll up door(s) with access to all warehouse space with a minimum clearance of 14-ft. Height, and 12-ft. Width. If the facility has a recessed driveway the access door should have a loading dock. •Require sealed concrete floors for warehousing service. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6 and must not be located in a 100 year floodplain. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. 5. List of tenants currently occupying the building offered. 6. Point of contact, address and telephone number.
