Description
General Services Administration is interested in leasing approximately 530,039 rentable square feet of existing office and related space to produce 450,533 ANSI/BOMA usable square feet, along with 2,232 parking spaces for employees, visitors, and Government vehicles. The space must be located in Fort Worth, Texas, within the area bounded by the following: Beginning at the northern boundary of FM Road 3479 generally east to Tarrant Parkway; east on Tarrant Parkway to Beach Street; then South on Beach Street to Hwy 121 (Airport Freeway); then west on Hwy 121 to I-35; then South on I-35 to Hwy 30; then West on Hwy 30 to S.H. 199 (Jacksboro Hwy); then north on S.H. 199 to S.H. 183 (Ephriham Ave.); then northeast on S.H. 183 to FM 1220 (Azle Ave.); then north on FM 1220 to Loop 820; then east on Loop 820 to Old Decatur Road; then North on Old Decatur Road to Longhorn/Rd./E. Industrial Ave.; then east on Longhorn Rd./Industrial Ave. to Blue Mound Road; then north on Blue Mound Road to FM 3479. If the Government is the sole occupant, the building must be set back 50 feet from all public streets, parking, and driveways. The Government is seeking a 20-year term, 15 years firm. The Government will require a heliport on site. At this time, the Government is considering only existing buildings capable of meeting the requirement. The Government will consider space in a single building or multiple buildings in a campus setting. If no suitable existing buildings are identified, GSA will seek an assignable option on a site and will advertise for expressions of interest in developing on that site.
