- Description
- Recommendations: Before performing any roofing operations, first remove the spalled and loose concrete from the interior of the tilt-up panels exposing the corroded reinforcing (approximately 460 SF). Clean a minimum of 1/2" around the reinforcing steel and at ends, wire brush the steel to remove the corrosion. Coat the reinforcing steel with three component, solvent free moisture tolerant, epoxy modified, cementitious product specifically formulated as a bonding agent and anti-corrosion coating or an approved equal. Patch the areas with a two-component, polymer modified cementitious, and non-sag mortar flush with the adjacnet surfaces or an approved equal. Add micro silica to the concrete mix for patching the concrete walls. Apply three coats of water repellent/water seal to the entire interior of the parapet walls per manufacturer's instructions. Caulk the joints of the tilt-up panels with an approved material. Install new corner flashing, backer rod and caulking. Upon completion of the tilt-up panel work, remove the existing membrane roofing, insulation, flashing down to the deck and remove the roof hatch. Thoroughly clean the deck of debris, install a vapor retarder sheet, install a base sheet over the sheathing paper, and install two plys of 60 mil modified bitumen single-ply roofing membrane with cold process mastic. Install tapered insulation to provide a 1/4" per foot slope to drain water to the roof drains. (6,000 SF) Install a new roof hatch and flashing. Additionally, patch the holes in the hard rubber coating on the gym roof with the same coating or urethane spray. (approximately a total of 20 SF or one SF in 20 different places)
