Description
FLEXIBLE USE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PE), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The General Services Administration, on behalf of FEDERAL COMMUNICATIONS COMMISSION, desires to lease approximately 8,043 RSF rentable square feet, which shall yield a minimum of 7,133 ANSI/BOMA square feet (previously usable), to a maximum of 7,490 ANSI/BOMA square feet. The flexible use space should be able to accommodate a minimum of 2,217 ANSI/BOMA square feet of office space and approximately 4,916 ANSI/BOMA square feet of warehouse space capable of storing up to five vehicles. The building should be fully serviced, first-class, air-conditioned office and related space. The office and warehouse space must be contiguous. The building must have roof access and be capable of mounting several 8 to 10 foot antennas. The site must be located within the cities of Dublin, CA and Pleasanton, CA and within the area bounded by: NORTH: Amador Valley Blvd. to Dougherty Rd. to Dublin Rd. to Tassajara Rd. EAST: Tassajara Rd to Santa Rita Rd. to Valley Ave. to Stanley Blvd. SOUTH: Stanley Blvd. to 1st Street to Bernal Ave. WEST: Highway 680 LEASE TERM: 10 years, 5 years firm. The Government shall have the right to terminate the lease, in whole or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than February 15, 2011. ECONOMICS: This requirement will be evaluated against and compete with the Government’s existing office location. The Government is interested in relocating ONLY IF the alternative space is economically advantageous after taking into consideration total costs of each competing location. Such costs include, but are not limited to moving, all necessary alterations, and purchase/installation of data-telecom. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4.
