Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN RICHMOND, CA PROJECT #: 9CA2164 The United States Government seeks to lease class ‘A’ contiguous office space. Retail space will also be considered. Contiguous space on one floor is preferred but offered space on two floors will be considered. Two accessible elevators to serve the proposed space would be required. The space offered must consist of approximately 30,416 rentable square feet in the vicinity Richmond, CA. The space should yield a minimum of 26,449 ANSI/BOMA usable square feet. The Government will require two (2) reserved surface parking spaces to be provided at no cost or at reasonable commercial rates for employees within two blocks of the space. On-site parking should be in accordance with local ordinance. Where public transportation is available, passenger stops must not be further than two blocks of the offered space. The proposed space must be located within one of the following delineated areas. Note that the Hilltop Mall Area is the preferred location. Hilltop Mall Area: Richmond Parkway and San Pablo Avenue in Richmond to Fitzgerald Drive (crossing I-80) and ending at Appian Way in Pinole; San Pablo Avenue (Richmond Parkway to the North and Hilltop Drive to the South); Hilltop Drive to I-80 (San Pablo Avenue to the West and I-80 to the East); I-80 (Hilltop Freeway Exit to Richmond Parkway/Fitzgerald Freeway exit.) El Cerrito/Del Norte BART Line: San Pablo Dam Road and San Pablo Avenue in the city of San Pablo to Cedar Street and San Pablo Avenue in Berkeley: 2 blocks East and West of San Pablo Avenue. Oakland BART Line: 51st Street and Broadway in Oakland to Embarcadero West and Broadway in Oakland: 2 bocks East and West of Broadway. The proposed lease is for ten (10) years, eight (8) years firm, and should be fully serviced. Space must be ready for occupancy no later than July 1, 2010. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. No subleases will be considered. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
