Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PEC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The General Services Administration, on behalf of USDA-AMS, desires to lease approximately 560 rentable square feet. The office space should be fully serviced, first-class, air-conditioned office and related space, together with two (2) reserved, surface parking spaces. The building shall have 24-hour/7-day-a-week access. Contiguous space located on one floor is preferred. The site must be within one of the following two areas bounded by: Area 1: Beginning in San Bruno, CA at the intersection of San Bruno Avenue and El Camino Real (CA 82) and running east on San Bruno Avenue to the edge of San Francisco Airport at Hwy. 101, then running southerly on Hwy. 101 to East Millbrae Avenue in Millbrae, CA, then running easterly to the edge of the San Francisco Bay at Bayshore Hwy. and running further in a southerly direction to the intersection of Bayshore Hwy. and Broadway in Burlingame, CA, then running northerly along El Camino Real to the beginning point at San Bruno Avenue. Or, Area 2: Beginning in South San Francisco, CA at the intersection of San Mateo Avenue and Interstate 380 and running northerly along San Mateo Avenue turning on to Linden Avenue and following this route to the intersection of Hwy 101, then running northerly to Oyster Point Blvd. and running easterly to the edge of San Francisco Bay (this includes all of the Oyster Point industrial and office area) and running southerly along the edge of the Bay to Interstate 380 and following Interstate 380 to the original starting point intersection. LEASE TERM: 5 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 60 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than 2/17/2011. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The space must meet all current Federal/GSA-PBS, State and Local standards. The building and space must meet OSHA, seismic protection and fire safety codes and not be located in a flood zone. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. Expressions of interest must be submitted in writing and should include the following information at minimum: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Responses must be received not later than 4:00 p.m., Thursday, May 28, 2009.
