Description
Louisville Flyer to be completed and returned to Mary G.Nix prior to cutoff of noon, May 21. UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Louisville, KY REQUIREMENT: The United States Government seeks to lease 11,500 Rentable Square Feet, yielding 10,000 ANSI BOMA sq.ft. of office and related use space. The Government requires a fully serviced lease. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. Class A space is required. DELINEATED AREA: The space will be located in Louisville, KY within the following area: CBD plus North: Ohio River South: Interstate 64 East: Interstate 265 West: Interstate 65 REQUIRED: Twenty (20) structured reserved surface parking spaces are required for USSS. Agency cannot be located on the 1st or 2nd floor nor the top floor of a building, prefer 3rd floor or higher; space must be contiguous, space cannot be adjacent to any fire escapes, balconies, parking decks or above the loading dock; back up generator and parking with an adjacent parking garage are preferred. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. The space must be within the same building and contiguous on the same floor. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone. LEASE TERM: Term is for 10 years, with 5 years firm, with the Government having cancellation privileges after the 5th year on 90 days notice. Proposed occupancy date is September 1, 2010 or earlier if feasible. OWNERS/AGENTS: We plan to schedule your appointment for May 27, 2009.
