Description
U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 79,000 RSF (YIELDING AT LEAST 66,000 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use and be within 2,640 walkable linear feet on paved pedestrian pathways from a Metrorail Station entrance. Space shall be on the 2nd floor or higher and shall be ready for occupancy no later than March 1, 2010. LEASE TERM: Ten (10) years firm. DELINEATED AREA: Arlington, VA within the Crystal City submarket. EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN MAY 7th, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Floor plan detailing space offered. 3)ANSI/BOMA defined Office Area Square Feet (BOASF) 4)Rentable Square Feet (RSF) Offered 5)Estimated full service rent per RSF and BOASF (inclusive of a tenant improvement allowance of $45.59 per BOASF and GSA warm lit shell) and the amortization rate used 6)Percentage of Common Area Factor used to Determine the Rentable Square Feet 7)Number of parking spaces available on the premises. 8) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
