Description
Requirement: United States Government is seeking to lease office and related space consisting of approximately 10,200 rentable square feet of space. The rentable space shall yield a minimum of 8,451 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 8,874 ANSI/BOMA Office Area square feet for use by tenant for personnel, furnishings, and equipment within any one of the following: Luquillo, Fajardo, Ceiba, Naguabo or Humacao, Puerto Rico, and as further delineated below. The Government will consider both new construction and existing space. The building offered must be in a Class A, modern, state-of-the-art professional office building, fully operational mechanical and electrical installations, and capable of meeting the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office type environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, the availability of public transportation, and its location within the referenced delineated area. Unique Requirements: • Emergency potable water supply, and emergency electric back up power with the capability to sustain office operations for a min. of five (5) working days. • All space shall be contiguous and be located in one contiguous block without being split by a public corridor. • If space is located in a high-rise building, offered space must be located above the ground floor level unless approved by tenant agency/ICE. • ICE reserves the right to determine suitability of other tenants and reject a building if tenant would compromise investigations. • On-site secured, reserved parking for a min. of 25 official vehicles is required. • Parking for visitors required on site, if available. If only off-site parking is available, the parking must be within 1 block of the building offered. • Column spacing shall be no less that 24 feet on center each way. • The Government does not occupy space within a flood plain. Please submit proof/certification that property is not located within a flood plain. • Any expression of interest offering space in a building planned for construction will be considered. Location: Offered sites or existing buildings must be located within the delineated area as follows: Luquillo: Either side of State Road #3, but no more than 5 city blocks on either side Fajardo: North: State Road #3 East: Road 195 West: State Road #3 South: Highway #53 Ceiba: Either side of State Road #3(53), but no more than 5 city blocks on either side Naguabo: Either side of State Road #3(53), but no more than 5 city blocks on either side Humacao: Either side of State Road #3(53), but no more than 5 city blocks on either side Occupancy Date: Space must be ready for occupancy and delivered to the Government no later than January 18, 2011. Lease term: The lease term will be for ten (10) years, ten (10) years firm. Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet or ANSI/BOMA Office Area (previously Usable) square feet annual basic rental rate per square foot 3) Method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Fire Safety, and Handicap features 6) Location, and number of parking spaces available to the Government.
