- The United States Government seeks to lease office space consisting of approximately 19,498 rentable square feet in Van Nuys, CA within the following delineated area: North: Roscoe Blvd. South: Victory Blvd. East: Van Nuys Blvd. West: Woodley Ave. The space should yield between 16,955 to 18,650 ANSI/BOMA office area square feet and provide 4 on-site, surface parking spaces as well as those required by local code. Additional parking spaces will also be required within 2 blocks for employees and visitors. Approximately 200 visitors a day are expected, many of whom utilize public transportation. The space must be located not more than the equivalent of two city blocks from a primary or secondary street. If more than one floor is offered, the space must be contiguous. The proposed lease is for 15 years, 10 years firm and should be fully serviced. The space will be used by the Social Security Administration (SSA) to house personnel, furnishings, and equipment. The space must be in an office building and section of the city that is professional in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. Close proximity (a walkable ½ mile) to employee services, such as moderately priced restaurants, banks, cleaners, retail shops etc. is desired. Access to Public Transportation within ¼ walkable mile is also desired. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a 100 year flood plain.
