DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 10,300 rentable square feet of contiguous office and warehouse space yielding a minimum of 8,911 ANSI/BOMA office area square feet (previously usable). The space should be 3,697 ANSI/BOMA office area square feet of office space and 5,214 ANSI/BOMA office area square feet of warehouse space. Inside secure storage and conference room must be adjacent to office space. The warehouse space will be heated and air conditioned with standard 110V electrical outlets. Warehouse must accommodate vault, cages, and occasionally live animals. Access to warehouse area must be attainable from the office area as well as by way of a 10’ X 10’ roll-up for vehicular access. GSA requires twenty-six (26) parking spaces for Government vehicles. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. Moderately priced eateries and other employee services must be located within two miles of the site. Personnel conduct official law enforcement business. TENANT:U.S. Fish and Wildlife Service. LOCATION: Offered properties shall be located within the following delineated area of Torrance, California: North: Artesia Boulevard East: Western Avenue South: Carson Street West: Hawthorne Boulevard Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for a minimum term of eight (8) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office and warehouse space. The space shall be altered to meet the Government’s requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Offered space must be on the ground floor. The Government prefers contiguous space but may consider non-contiguous space if it is advantageous to the Government to do so.
