UNITED STATES GOVERNMENT Seeks Leased Office Space Birmingham, AL REQUIREMENT: The U.S. Government is seeking to lease approximately 19,650 rentable square feet yielding approximately 17,087 ANSI/BOMA office area square feet of contiguous office and related space in Birmingham, AL within the following delineated area: DELINEATED AREA: Beginning at the intersection of I-65 (Ext 256) and W. Oxmoor Road, WEST: on W. Oxmoor Road to Aquarius Drive; WEST on Aquarius Drive to Gemini Circle; Around the Circle and back to Aquarius Drive; EAST on Aquarius Drive to W. Oxmoor Road; West on W. Oxmoor Road to Lakeshore Parkway, WEST: on Lakeshore Parkway to Hwy 150, SOUTH: on Morgan Road (Hwy 52) to I-459 (Exit 6), NORTH on I-459 to Hwy 280, NORTH: on Hwy 280 to Hwy 31, WEST: on Oxmoor Road to start I-65 (Exit 256) REQUIRED: Thirty-five (35) parking spaces reserved for Government Owned Vehicles are required. The space must be located on the ground floor and the building’s owner can have no affiliation with the mining industry. The building site must not be located within a 100-year flood plain. Space must be located in a prime commercial office district with attractive surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. Additional special requirements that apply will be addressed in the market survey and the subsequent solicitation for offers. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
