- The United States Government seeks to lease approximately 11,500 rentable square feet (RSF) yielding 10,000 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Atlanta, GA within the general area bounded by the following North:Lakewood Freeway South:Highway 138 (Jonesboro Road) East:Highway 675 West:Cambelton Fairburn Road The lease term is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after the tenth year and must fully serviced. The offered space must meet Government requirements for Fire Safety (offered building must be fully sprinklered) and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. Space should have egress reserved exclusively for Tenant. The Government cannot be located near law enforcement offices or attorneys. A new construction site will require a 20 foot setback from all boundaries. Fifteen secured parking spaces are required with controlled access. 24/7 HVAC will also be required within the facility. Space must be ready for occupancy July 2010. All expressions of interest must be submitted in writing by brokers/agents and must be accompanied by written evidence of authorization to represent the building’s ownership. Subleases are not acceptable. Expressions of interest should include the following information at a minimum: •Building name/address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; •Name, address, telephone number, and email address of authorized contact; •Cost per acre of land; •Site Plans.
