Map of the delineated area U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 6,900 RSF (YIELDING AT LEAST 6,000 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must be available for tenant buildout no later than May 1, 2010. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. The offeror must be able to provide parking for twenty-three (23) government owned vehicles. LEASE TERM: Ten (10) Year term, Five (5) years firm. DELINEATED AREA: In and around Exton, PA within the bounded area described below: NORTH: From the Intersection of Route 322 (Horse Shoe Pike) and Highspire Road, East on Highspire Road to Springton Road. Northeast on Springton Road to Creek Road. East on Creek Road to Marshall Road. East on Marshall Road to Styer Road. East on Styer Road to the intersection of the PA Turnpike (Route 76). East on the PA Turnpike to the intersection of Morehall Road (Route 29). EAST: From the intersection of the PA Turnpike and Morehall Road (Route 29), South on Morehall Road (Route 29) to Lancaster Pike (Route 30). West on Lancaster Pike to the intersection of Sproul Road (Route 352). South on Route 352 to the intersection of West Chester Pike (Route 3). SOUTH: From the intersection of Route 352 and West Chester Pike (Route 3), West on West Chester Pike (Route 3) to the intersection of Route 322 (West Chester Bypass). South on the West Chester Bypass (Route 322), to the intersection of West Street Road (Route 926). South on West Street Road to the intersection of South Birmingham Road. WEST: From the intersection of Highspire Road and Horseshoe Pike (Route 322), South on Route 322 to the intersection of North Creek Road. South on North Creek Road to West Miner Street (Route 842). East on West Miner Street to Birmingham Road. South on Birmingham Road to the intersection of West Street Road. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN APRIL 27, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) Floorplans of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Percentage Common Area Factor used to determine rentable square feet 6) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
