- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN DENVER, CO STAR #: 7CO2332 The United States Government seeks to lease class ‘A’ contiguous office space. The space offered must consist of approximately 72,981 rentable square feet in Denver, CO. The space should yield 63, 462 ANSI/BOMA usable square feet. Contiguous floors in addition to contiguous space will receive additional consideration. Public transportation and parking must be within 3 blocks and a variety of restaurants, banks and other services with 5 blocks. The building must be able to obtain a “LEED” certification. A minimum floor plate of 19,000 square feet will be considered and the efficient utilization of the space will be a criterion in the evaluation. The Government will require twenty-three (23) covered parking spaces. The delineated area must be within Denver CBD North: 20th Street & Chestnut St. West:Chestnut St & N Speer Blvd. South:Colfax East:20th Street & Lincoln St Space must be ready for occupancy no later than October 1, 2010. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must meet the Federal Government’s standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.
