- UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN BURR RIDGE, IL The United States Government seeks contiguous Class `A` Office space. The space offered must consist of approximately 34,500 rentable square feet in Burr Ridge, IL. The space should yield 30,000 ANSI/BOMA usable square feet. There must be a minimum of sixty (60) surface parking spaces available within a two-block radius of the leased space at no cost, or at reasonable commercial rates. The proposed space must be located within the following delineated area: North:55th Street South:Archer Ave East:County Line Road West:Lemont Road The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than January 1, 2011. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Government will consider build to suit options. Space should be provided in one story independent building of no other tenants. The government requires 6, 000 square foot of space to be built out by its own contractors upon final acceptance of space. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis no subleases will be considered.
