Description
REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF – 7,665 RSF rentable square feet which should yield 6,200 USF – 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Homestead together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Homestead, FL within the following boundaries or county, to be located in Congressional District 25: Within Miami-Dade County, in Congressional District 25 and includes most of the City of Homestead as well as outside of the city limits. AOC's north boundary is SW 288th St going west, follow south on SW 192nd Ave, east on SW 328th St, south on SW 167th Ave, east on SW 352nd St, north on SW 132nd Ave, west on SW 312th St, and follow SW 137th Ave north until it intersects SW 288th St, closing the AOC. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be “Full Service”; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
