Description
The United States Government is seeking to lease office and related space in Honolulu, Hawaii for four (4) Blocks of space (space offered in Blocks must be a contiguous block of space) which can be in multiple buildings and awarded under multiple contracts. AREA OF CONSIDERATION: The Government is requesting information of space in the following delineated area: Northern boundary-River Street Eastern boundary-Vineyard Boulevard to Lunalilo Freeway Southern boundary-Ward Avenue Western boundary-Honolulu Harbor SQUARE FOOTAGE: The Blocks of space being requested is as follows: BLOCK A: Consisting of approximately 34,825 rentable square feet. The rentable space shall yield a minimum of 30,283 ANSI/BOMA Office Area square feet to a maximum of 31,800 ANSI/BOMA Office Area square feet together with 19 inside parking spaces at no cost, or at reasonable commercial rates.. BLOCK B: Consisting of approximately 6,034 rentable square feet. The rentable space shall yield a minimum of 5,247 ANSI/BOMA Office Area square feet to a maximum of 5,500 ANSI/BOMA Office Area square feet together with 3 inside parking spaces at no cost, or at reasonable commercial rates.. BLOCK C: Consisting of approximately 2,060 rentable square feet. The rentable space shall yield a minimum of 1,792 ANSI/BOMA Office Area square feet to a maximum of 1,880 ANSI/BOMA Office Area square feet together with 2 inside parking spaces at no cost, or at reasonable commercial rates.. BLOCK D: Consisting of approximately 1,290 rentable square feet. The rentable space shall yield a minimum of 1,123 ANSI/BOMA Office Area square feet to a maximum of 1,179 ANSI/BOMA Office Area square feet together with 2 inside parking spaces at no cost, or at reasonable commercial rates.. TERM: The anticipated term for the Blocks of space is 10 years, 5 years firm as a fully serviced lease. BUILDINGS REQUIREMENT: The area buildings identified should have regularly scheduled public transportation and/or employee parking within 3 blocks sufficient. There shall be a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, along with other amenities such as retail shops, cleaners, banks, etc. The buildings must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Submitted buildings must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. MINIMUM INFORMATION: Information must be submitted in writing and should include the following information at minimum: Building name/address Location of space in the building and date it will be available Drawing of space offered Rentable Square Feet (RSF) offered Common Area Factor used to determine the RSF Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
