EPA 34,000 RSF in Las Vegas GOVERNMENT SEEKS 32,338 RSF TO LEASE IN Las Vegas, NV General Information Document Type:Presolicitation Notice Solicitation Number:8NV2062 EPA Las Vegas, NV Posted Date:3/1/09 Category:X – Lease or Rental of Facilities Set Aside:N/A NAICS Code:531390 – Other Activities Related to Real Estate Contracting Office Address General Services Administration, PBS, Real Estate Acquisition Division, 600 Las Vegas Blvd., South, Suite 600, Las Vegas, NV 89101 Description REQUIREMENT: The General Services Administration (GSA) is seeking a dedicated campus facility for the U.S. Environmental Protection Agency comprised of a approximately 32,338 rentable square foot office building along with 20 parking reserved spaces A 20 foot defensible setback from all roads and adjacent structures is required. Built to suit offers on a site provided by the offeror or existing buildings offered must meet or be capable of meeting the following criteria: •Occupancy is anticipated on or before February 1, 2011; •Provide two independent means of ingress and egress. •Have zoning that is compatible for Government’s proposed use, as shall adjacent properties. •Have no known zoning or other restricting ordinance that would unnecessarily restrict facility design. •Not be located within a 100 year flood plain or other geological or environmental impairments. •Meet seismic standards contained in “Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary”, ISSC RP 6, or be a candidate for retrofit to meet same; •Not have easements and location of underground utilities do not encroach on the secure portion of site. •Have no known underground structures or fuel tanks. •Is a modern building located within a conforming office development setting with prestigious appearance in a campus like atmosphere. •Have easy access to cable TV and fiber optics, along with supporting amenities. •Have convenient access to major traffic arteries and to food service establishments and retail services. •Have convenient access to major freeways but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. LOCATION: To warrant consideration, the property must lie within the following boundaries: West:S. Maryland Parkway North:E. Flamingo Road East:S. Eastern Avenue South:E. Tropicana Avenue A market survey will be conducted to inspect properties offered for consideration, and procurement will follow. Brokers or agents may represent the site owner, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the site. The Government reserves the right to amend the delineated area and/or building and site requirements. EXPRESSIONS OF INTEREST CONSISTENT WITH THE CRITERIA FROM PAGE ONE: Expressions of interest (from both building owners and development teams) can be submitted in letter form and should include documentation of ownership and information about the current zoning and condition of the property as follows: •Address and legal description of the property; •Identification of existing structures; •Location map; reflecting site/building is within the delineated area •Aerial photos (if available); •Prominent features; •Available amenities; •Detailed description of building setbacks per page 1 requirement; •Project photos; •Parking amenities; This advertisement is NOT a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
