Description
DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 24,952 Rentable Square Feet (RSF) (of contiguous office and related space yielding a minimum of 21,698 ANSI/BOMA Office Area (ABOA) square feet (previously usable) to a maximum of 22,783 ANSI/BOMA office area square feet and 22 to 27 reserved on-site parking spaces for the Government's exclusive use. Approximately 4,100 ABOA square feet of the above amount is "related space" and is to be a ground level "maintenance facility". The maintenance facility is preferred to be on site with the office space, but not farther away than one (1) mile. A 30 foot standoff distance shall be provided from the curb line, or nearest point accessible by a vehicle, to the facade of the building to house the office space. The standoff distance is not required for the maintenance facility unless it is included within or adjacent to the office space. LOCATION: Offered properties must be located in Fresno, CA within the delineated boundaries: North: CA State Route 180 (SR 180); West: CA State Route 99 (SR 99); East: CA State Route 41 (SR 41). LEASE TERM: The lease will be for ten (10) years firm. REQUIRED: The space must be second floor or above in an office building and section of the city that is professional and prestigious in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. The space must meet or be capable of being altered to meet the Government's specifications, as well as current seismic and accessibility standards. The location must not be near a school, child care center, any potential environmental threat, or in a flood plain.
