Description
The United States Government seeks to lease office space consisting of approximately 6,270-6,930 rentable square feet in Aurora, CO within the following delineated area: Space must be located within the area bounded by or fronting on the following: Starting at I25 and Belleview Avenue. Go east on Belleview Ave. to Yosemite St. North on Yosemite St to I225. Northeast on I225 to Yale Ave. East on Yale Ave to Dillon St. North on Dillon St to Illiff Ave. East on Illiff Ave to Rifle St.South on Rifle St to Harvard Ave.West on Harvard Ave to Pitkin Way. South on Pitkin Way to Vassar Ave. East on Vassar Ave to Quintero Way. North on Quintero Way to Rifle St. South on Rifle St to Yale Ave. Where Yale Ave at West Tollgate Creek go along the Congressional Boundary (cross at the detention pond,go east along the Bike Path 1.4 Miles to just past Halifax Street to another bike path going North & South). North on the bike path to Jewell Ave. East on Jewell Ave to Gun Club Road. South on Gun Club Road to Smokey Hill Road. South on Smokey Hill Road to Powhaton Rd. South on Powhaton Rd to County Line Road. West on County Line Rd (the county line of Douglas and Arapahoe counties) to I25. North on I25 to Belleview Ave. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,800 ANSI/BOMA usable square feet. Reserved parking is required for three (3) vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative David McCagg.
